Buying in Lofts on Post oak can be tricky as there are 351 units within the property. It is important to note that units in the Tower section sell at different prices than the Mid-Rise units. Realtors that are unfamiliar with the property will frequently use inaccurate comparables (creating value opportunities or wildly overpriced units.) Other units are disadvantaged (they pick up lots of pool or construction noise, have undesirable views, and/or have awkward floor plans.) In addition, numerous units have recently received modifications since the building's construction in 2004 (and deserve to sell at premium prices). However, you don't want to use these comps for non-renovated units. It is critical to have a Realtor who understands the building well to determine fair pricing and avoid overpaying.
